CONDITIONS OF RIGHT TO SELL AGREEMENT
1) In consideration of the efforts and services of the undersigned, Kathleen A. Rhodes, a licensed real estate broker, I hereby grant  Kathleen A. Rhodes the irrevocable right to sell the property described for a period of one (1) year from the date
of acceptance under the terms and conditions stated herein or at any other price and terms which may be accepted by me.
      
2) In  the case of any sale of this property within the allotted listing time or in subsequent (90) ninety days after expiration of this agreement, I hereby agree to pay Kathleen A. Rhodes, Broker a commission of 20% of the gross selling price. Should a contract for the stated listing price be presented to seller and refused, I agree to pay broker a commission of 20% for services rendered.
        
3) Seller will be  responsible for the transfer fee to Sarasota Sands Owners Association of $l00.00 for each week sold. Seller affirm there are no leins, no probate action pending or no extended space banked weeks with R.C.I. exchange company.
      
4) SELLERS AUTHORIZE SARASOTA SANDS OWNERS ASSOCIATION TO PROVIDE BROKER WITH ANY INFORMATION DEEMED NECESSARY IN ORDER TO SELL AND CLOSE A TRANSACTION.  IE: MAINTENANCE FEE STATUS, RENTAL STATUS, R.C.I. STATUS,  ADDRESS CHANGES, ALLOW ACCESS TO SHOW UNIT WHEN APPLICABLE , ALLOW RESALE LITERATURE TO BE MADE AVAILABLE  TO ONSITE INTERESTED PARTIES, ETC.....
      
ACCORDING TO LAW, THIS PROPERTY IS OFFERED AS PER THE FAIR HOUSING ACT. PURSUANT TO SEC. 475142(1)(0) FLORIDA  STATUTES, FLORIDA ADMIN. CODE, CHAPTER 21v-23.001, TIMESHARE RESALE LISTING AGREEMENT DISCLOSURES;   THERE IS NO GUARANTEE THAT YOUR TIMESHARE PERIOD CAN BE SOLD AT ANY PARTICULAR PRICE OR WITH IN ANY PARTICULAR PERIOD OF TIME.
